A drying supervisor with fifteen years on residential losses explains what the meters measure, why equipment gets pulled too early, and what to ask for.

The following is drawn from a long conversation with a drying supervisor who has spent about fifteen years on residential water losses, mostly for insurance work. He asked that his employer not be named. The exchange has been condensed and reordered for length.

On what the meters actually tell you

People assume dry means it does not feel wet. What does it mean to you?

It means the material is back to where it started. Every job, the first thing we do is take readings somewhere the water never reached, same material, same room if we can. That is the dry standard. Then we read the affected area against it. Finished when they match, not before.

Why does it need a comparison? Why not a fixed number?

Because wood in a house on the coast in August is not the same as wood in a house in Denver in January, and neither of them is wrong. A fixed number would fail half the country. The comparison travels.

What do the two kinds of meter do?

Pin meters read between two probes, so you are measuring at a depth you chose. Non-invasive ones read a volume behind the surface without leaving holes. You want both. The non-invasive one finds where to look and the pin one tells you how deep it goes. Anybody showing up with one tool is guessing at half the job.

On why equipment comes out early

What is the most common shortcut?

Pulling the air movers on day three because day three is when people expect it to be done. Three days is a schedule, not a measurement. Sometimes it is two. Sometimes a wall cavity with insulation in it takes five or six and there is nothing wrong with that.

Does anyone push for that?

Everyone, gently. The homeowner is tired of the noise and the electricity bill. The adjuster is watching equipment days. The contractor has another job. None of those people are wrong to want it finished. They just are not the ones who will be standing in that room in July when it smells.

How does a homeowner tell the difference?

Ask for the daily log. Every legitimate job has one: readings by location, dated, plus temperature and humidity in the room. If somebody has been in your house four days and cannot produce that, they were not drying, they were storing fans in your living room.

Does opening windows help?

Depends entirely on what is outside. If the outside air is drier than the inside air, yes. If it is a humid August afternoon you are importing water and undoing the dehumidifiers. That is why we take readings outside too. People open windows because it feels right and half the time they are working against the equipment.

On what actually goes wrong

What gets missed most often?

Under things. Under the cabinet toe kicks, under the tub deck, under a laminate floor where the water runs sideways along the slab and comes up eight feet away. Also insulation. Fiberglass holds water against the back of the drywall and the wall reads dry from inside the room while the cavity is soaked.

Is there a case for tearing more out rather than drying?

Often, yes, and I say so on jobs where drying will take a week and the material is cheap. Carpet pad, always out. Wet fiberglass, usually out. What people resist is cabinets and hardwood, and that is fair, those are expensive.

But a hardwood floor that cups and then dries flat is a good outcome and one that dries in place with water still under it is a floor you are replacing next year.

The equipment does not dry anything. It moves water into the air and takes it out of the air. If the water cannot get out of the material, all the fans in the truck will not help you.

On working with the insurance side

Where do the arguments happen?

Scope, almost always. Not price. We say the water went into four rooms because that is what the meter says, and the estimate that came back covers two. That is a documentation fight, and it is won by the person with photographs, a moisture map and daily readings. Not by whoever is more annoyed.

What should a homeowner do in the first hours?

Photograph everything before anyone touches it, including rooms that look fine. Save the failed part, the hose, the fitting, whatever broke. Do not throw out wet material until it has been seen. And write down the time the water started if you know it, because everything about how this goes is a function of hours.

How much of the disagreement is about the drying equipment itself?

A fair amount, and it is usually a misunderstanding rather than a fight. Equipment gets billed by the unit per day, so an estimate written for four days and a job that runs seven looks like an overcharge from a desk.

It is not, if the readings justify it. The log settles it. Without the log it is my word against a spreadsheet, and the spreadsheet tends to win.

What do you wish adjusters asked for more often?

The moisture map. Not the total, the map. It shows where the water went, and once everyone is looking at the same drawing the scope conversation takes ten minutes instead of three weeks.

On the part he would change

If you could fix one thing about how these jobs run?

People would call sooner. Not the insurance, us. Half the bad jobs I see are bad because somebody spent two days deciding whether it was serious enough to call. It is a lot cheaper to have somebody look and say it is fine than to find out in a month that it was not.

And the thing homeowners get right more than you would expect?

Photographs. Almost everybody photographs now, because the phone is right there. Ten years ago that was the hardest part of every claim and now it mostly takes care of itself. That has made a real difference to how these settle.
